Our dental development division provides full service, ground up options to dentists seeking a new, larger and more functional space in which to grow their practice revenues and secure their future financial goals.

You know how competitive dentistry is; the pressure to grow your practice – while providing the best patient experience possible and maintain staff satisfaction – is enormous. Finding the right site, designing the right space layout, working with the architect, financing the project and constructing the building is almost a full time job.

Here is what we do…

Initial Meeting – Prior to getting started, we will meet with you at your practice to help determine and refine your goals. Addressing both immediate and long-term strategies, we will review:

We then review a range of building options, determine appropriate budgets and define what Oak Hall will be doing on behalf of your practice.

Space Needs – We will work with you on planning the right number of Ops required to achieve your financial goals. This often includes a phased plan; equipping some portion of the space immediately, while providing the opportunity to add more later. Growing into a larger practice is exciting – but you need to approach growth strategically to avoid creating an unmanageable burden. Putting together the right team to help with this plan will allow you to maximize your current resources and yield better long term financial benefits.

Review your Customer Profile – Understanding your patient base is critical to a practice’s success. Factors including population density, area incomes, and family make-up can have a significant impact on growth-potential. In fact, all real estate decisions should be based on this information. National retail chains use demographic research to maximize their site selection potential and you should as well. Do not make the mistake of moving away from your highest concentration of target patients by not having thorough information on your available patient base.

Finding the Right Site – Sometimes the perfect site is available just down the street and at the right price. While ideal, this is not usually the case. A nearby site may appear attractive, but investigation may show that it is too large, not zoned properly or may have a structure on it. In some cases, you may be better served moving away from your current area and seeking a new market to farm. We can help you work through these challenges and find the right site in the right market area. Bad real estate decisions are hard to overcome.

Predevelopment Work – The process of investigating and obtaining land disturbance and building permits is a very time consuming. It is often unfamiliar territory for those not in the building and development industry, yet is crucial to project success. Is your site suitable for a building based on the soil conditions? Is sewer, water and gas available? Can your site meet new and stringent water quality standards? What about setbacks along with ingress and egress challenges? Careful planning is required so that you can get what you want, when you want it – while avoiding unexpected design changes or accommodations that result in budget overruns.

Choosing the Right Vendors – A project development of this size is a group effort, and Oak Hall has the market experience to put together the right team for your project. This starts with the right real estate broker and civil engineer, both critical to establishing a strong foundation. Next are the design firm, project architect, contractor and real estate attorney. Working independently and in collaboration, this team will focus on maintaining your timeline, budget and expectations.

Building Design – In conjunction with our design partner Design Ergonomics and a locally licensed architect, Oak Hall will work with you to provide a design ideally suited to your goals, budget and style. The Turnkey approach simplifies and streamlines the design process – which can significantly reduce timelines. Catering to your specific vision, your office will not only incorporate the most efficient and productive flow in the industry, it will strongly reflect your own voice and represent your brand.

Building Construction – As owner, Oak Hall will manage the entire process and will be responsible for the financial risk associated with real estate development. 

Furniture, Fixtures & Equipment (FF&E) – Design Ergonomics will assist you as needed with FF&E, the costs of which will be your financial responsibility and will not be included in the building costs. Design Ergonomics can guide you through this process, helping to develop a budget and FF&E package in line with your goals. If desired, Oak Hall can assist you with FF&E financing.

Interior Design – Design Ergonomics offers a broad range of Interior Design options to accommodate both your personal aesthetic and you budget. You will be responsible for these costs as well, though here again, Oak Hall can assist with financing if requested.

Right to Purchase Building – While Oak Hall will be the real estate owner, our goal is to make your vision a reality – and be the foundation for your future. As such, you will have the right to purchase the building from OHC Dental or related affiliate beginning with the 3rd year of occupancy and ending with the 5th year of occupancy. OHC Dental will assist you in finding a suitable acquisition (permanent) loan to purchase the building.
